The Service provides an automated review of real estate appraisal reports using large language models and related automated systems (“LLMs”). The Service is intended to generate informational content that may assist users in appealing, contesting, or challenging a real estate appraisal, including but not limited to Reconsiderations of Value (“ROVs”) and property tax assessment appeals.

  1. AI-Generated Content Only; No Human Review

You expressly acknowledge and agree that:

  • The Service is performed entirely by artificial intelligence and automated systems
  • No licensed appraiser, reviewer, attorney, or other human professional reviews your appraisal
  • The Service does not constitute an appraisal, appraisal review, or appraisal consulting service
  • The output is generated solely based on the content you upload and the limitations of LLM technology

The Service is not a substitute for professional judgment or advice.

  1. No Guarantee of Results

The Service provides no guarantees, express or implied, including but not limited to:

  • That your appraisal contains errors or deficiencies
  • That any issues identified are material or persuasive
  • That an appeal, ROV, or challenge will be successful
  • That a lender, assessor, underwriter, court, or third party will accept or rely on the output
  • That the output will identify all potential issues or inaccuracies

Outcomes vary widely, and results are never guaranteed.

  1. No Guarantee There Is Anything Wrong With the Appraisal

You acknowledge that:

  • Some appraisals are accurate and well-supported
  • The Service may identify no meaningful issues
  • The absence of identified issues does not mean the appraisal is wrong or right
  • The presence of identified issues does not mean the appraisal is invalid or must be revised

No representation is made that any appraisal contains errors.

  1. Informational Use Only – Not Professional Advice

The Service does not provide:

  • Appraisal services
  • USPAP appraisal reviews
  • Legal advice
  • Tax advice
  • Financial advice
  • Lending or underwriting advice

You are solely responsible for any actions taken based on the output. You should consult qualified professionals before making decisions affecting property value, financing, or legal rights.

  1. Reconsideration of Value (ROV) Disclaimer

If you use the Service in connection with a Reconsideration of Value or similar appraisal appeal, you agree to the following:

  1. The Service does not submit an ROV on your behalf
  2. The output is not a USPAP appraisal review or lender-directed analysis
  3. Lenders and underwriters are not required to consider or accept the output
  4. There is no guarantee that:
    • An ROV will be accepted
    • An appraisal will be revised
    • The appraised value will increase
    • Any underwriting decision will change
  5. You are solely responsible for:
    • Whether to submit an ROV
    • What information to include
    • Compliance with lender rules and deadlines
  6. The Service has no obligation to revise, supplement, explain, or defend the output after delivery
  1. No Expectation of Privacy; Sensitive Information Disclaimer

By uploading documents to the Service, you acknowledge and agree that:

  1. No Expectation of Privacy
    You have no expectation of privacy regarding any documents or information you upload.
  2. User-Controlled Submissions
    You alone decide what information to submit. The Service does not request or require sensitive personal data.
  3. Sensitive Information at Your Own Risk
    You agree not to upload sensitive or regulated information, including but not limited to:
    • Social Security numbers
    • Financial account numbers
    • Loan or credit account details
    • Government-issued identification numbers
    • Medical or health information
    • Login credentials or passwords

If you choose to upload such information, you do so entirely at your own risk.

  1. Not a Secure Storage Service
    The Service is not a secure document repository, escrow service, or long-term data storage solution.
  2. No Liability for User Content
    The website owner shall not be liable for any damages arising from your decision to upload sensitive, confidential, or protected information.
  1. No Refund Policy

All purchases are final.

Because the Service involves immediate digital processing:

  • No refunds will be issued for any reason
  • No refunds if no issues are identified
  • No refunds if results do not support your position
  • No refunds due to dissatisfaction or outcome
  • No refunds for delays caused by file quality or user error

By purchasing the Service, you expressly waive any right to a refund.

  1. Turnaround Time Disclaimer

While the Service is designed to deliver output within approximately one hour, turnaround time is not guaranteed and may be affected by:

  • System demand
  • File size or quality
  • Technical interruptions

Delays do not entitle you to a refund.

  1. User Responsibilities

You represent and warrant that:

  • You have the legal right to upload the documents submitted
  • You are not violating confidentiality or privacy obligations
  • You will not use the Service for unlawful or fraudulent purposes
  • All uploaded information is accurate to the best of your knowledge

You are solely responsible for your use of the Service.

  1. Limitation of Liability

To the maximum extent permitted by law, the website owner and its affiliates shall not be liable for any direct, indirect, incidental, consequential, special, or punitive damages arising from or related to the Service.

Total liability, if any, shall not exceed the amount paid for the Service ($99).

  • Your submission of the output to third parties

All website content, software, prompts, and output formats are the intellectual property of the website owner. Output may be used only for your personal or internal purposes related to an appraisal appeal or dispute.

Resale or redistribution is prohibited.

  1. Modifications to Terms

The website owner reserves the right to modify these Terms at any time. Continued use of the Service constitutes acceptance of the updated Terms.

  1. Governing Law

These Terms shall be governed by the laws of the State of WV, without regard to conflict-of-law principles.
